Queries and replies on house design, construction

QUOTE

Hi Thomas,
My name is Sojan and I work in U.S.A. I have a house plot in Kottayam district which is facing towards west and is by the side of a high way. From local pundits in Kerala, I heard that a plot facing towards west is not recommended for house construction. I don't have any other suitable plot. What do you think about it. Please advice.
Thanks
Sojan

My reply

As per Vasthu there is absolutely no problem in house facing any direction. For each facing direction, positions of rooms for specific use will have to be arranged in a manner as suggested by Vasthu

Most of these so called  local Vasthu experts do not know much about Vasthu. They spread wrong information and confuse people.

Saw your blog Very informative very kind of you to do such a  good service .
I have decided to construct a house in the suburbs of Thiruvananthapuram city for which a well experienced mason more than 30 years of experience in house construction when approached told that in Rs300/- per sq. ft.( Masonry only) he can do the work from earth work for foundation laying up to plastering of the building i.e. full structure  . the plan of the house is very simple construction  i.e. flat roof ,and no extra designs
Is the rate reasonable? kindly advice

My reply

You are likely to build only one house in your life time.It is for your use and for at least r next generation.
Building a house simply depending  on a mason is going to create problems for you
Have a professional Architect/Engineer to design your house and provide you with complete detailed drawings required during construction. Also get continuous site monitoring and instructions to workers from a professional
Having such a professional service will actually reduce your cost of construction. It will also get you a better house by design and construction in every aspect
Get rates for construction from the mason to do construction as per drawings and instructions of the professional.Involvement of such a professional will prevent mason misguiding you on almost every aspect of construction and giving you inferior quality construction.Because reducing labour content for each item of work will be his first priority sacrificing quality of construction to increase his profit even though he may talk to you that he will do best quality construction
For a normal house construction labour contract rate cannot be more than Rs.200 per sft.Even at Rs.150/- per sft mason will get comfortable profit.

Dear Mr. Thomas

Thank you for your blog information, I need to re-floor my old apartment at cochin near Vyttila. Please advise me reasonable and good looking flooring materials and methods on living / bedroom/ kitchen etc. The flat height  is not much , so is it better to remove existing old tiles?

My reply

There are several attractive less costly and better flooring materials available. For details refer to  my blog entries on flooring

There is no need to remove old tiles in rooms. You can fix new tiles by using tile adhesives which you can buy from tile shops. As you are in Cochin we can take up the job if you are interested.
